Ford Field LEED v4.1 O+M Feasibility Analysis

Over two semesters, 3R partnered with University of Michigan students to conduct a feasibility analysis of LEED v4.1 O+M for Ford Field. Completed in two phases, the analysis provided insight into Ford Field’s performance within the rating system and identified key actions required to achieve LEED certification.

Ford Field Impact 

As a result of this two-phase analysis, Ford Field is now well-positioned to pursue LEED O+M certification, with a clear understanding of its current performance and defined pathways for improvement. The project delivered a prioritized plan, enabling the Ford Field team to address the most critical measures first. Additionally, insight into LEED scoring and related recommendations helps the Ford Field team understand how LEED can support broader sustainability goals, enhance operational efficiency, and promote occupant well-being, positioning the team to confidently pursue certification.

 

Student Impact

University of Michigan students gained hands-on experience applying the LEED rating system through a real-world sustainability consulting engagement. By working directly with 3R experts and a professional sports and entertainment venue, students strengthened their technical understanding of green building standards while also developing practical skills in project management, stakeholder communication, and translating complex sustainability concepts into clear, actionable guidance for the client.

Client Needs

The Detroit Lions Ford Field was looking to:

  • Gain an understanding of how current operations perform within the LEED O+M rating system
  • Identify key actions that must be completed before pursuing LEED certification

Approach and Solution

The feasibility analysis was divided into two semester-long phases, each completed by a unique group of University of Michigan students guided by 3R.

Phase I focused on a comprehensive review of Ford Field’s energy, water, and waste data to evaluate current operational performance within the LEED O+M rating system. With the help of 3R, the students created a presentation outlining the facility’s scoring as well as recommendations for potential improvements.

Phase II expanded the analysis to include human experience and green cleaning, two credits aimed at creating healthier and more comfortable indoor environments for building occupants. Students also created comparative case studies of similar venues to identify unique opportunities for Ford Field. The final deliverable defined opportunities to improve performance category scores and a clear checklist of essential items to complete prior to certification.
